Rents in Berlin still comparatively reasonable

Is it still worth to invest in real estate in Berlin? Didn’t the prices already rise so much in the last years, that a berlin investment doesn’t pay off anymore? Don’t some people already talk about a property bubble and doesn’t everybody hear about the complaints about rising rents in Berlin?

Still the Berlin residential rents are still in the medium range:

“Living in the federal capital is still relatively reasonable, compared to the other metropolitan regions (of Germany). In the western districts of Berlin existing flats currently cost in the average 6.46, in the eastern 5.85 Euros per square meter. Especially in Berlin exists an enormous range which is not reflected in a mere average due to its size and differentiated residential property market.” declares Dr. Leutner, director of research institute F+B from Hamburg.

Together with cities like Jena, Rostock and Erfurt Berlin ranks in 2016 on the index positions 80 to 100, quite surprising for the capital of the strongest economy of Europe.
